Our Approach to Design and Construction

Our involvement in the design process is comprehensive and the follow through of detailing is complete. This allows us to ensure that construction and detailing problems are discovered and resolved prior to main contract construction. The result is a more effective approach to construction that achieves proper quality and finishing as designed.

We co-ordinate our work with fellow consultants like the Quantity Surveyor, Structural and M&E Engineers, Landscape, Lighting and Project Architects. Our wide experience and the ability to approach multi-disciplinary planning sessions provides very valuable feedback to the team. This is a particular area of expertise that WbD leads in.

GENERAL PRINCIPLES
Work Flow
A systematic study of operations, processes, and
procedures involving individual or group tasks should be carried out prior to space planning.

Straight Line
In a well-planned office, work goes from one desk to another with the least amount of handling, travel and delay.
When layout is developed, flow pattern can be traced from desk to desk.
HQ or DEPT type offices are the exception. These type of layouts are in-centric and focus inward as a team and not like assembly line type layouts

Work Stations
Highly efficient and modular. Creative layouts giving efficiency, flexibility, privacy, and unhindered access are available.
Open-plan layouts are cost efficient and effective.

Executive-Core Concept
This concept places all or a majority of private offices in the core area and allocates space along the building perimeter for others.
Staff requiring privacy or confidentiality are assigned private rooms whilst all others work in open plan.

OTHER PLANNING CONSIDERATIONS
Floor Load Factors
Check critical floor load requirements of space.
Heavy equipment should generally be placed against cores, walls or columns.

M&E Provisions
Check ACMV type, quality and distribution system.
Check available electrical load per floor.
Check ducts for access for cabling.
Check raised floor system and integrity.
Check in-ceiling layout and piping design.
Check DB positions and layouts.
